Tenants

Maker Kitchens tenants consist of a wide variety of kitchen operators, large and small alike. Operators range from wholesale F&B producers to caterers, meal prep companies, bakeries, food trucks, restaurant prep, pet food producers, juicers, dessert makers and delivery-only restaurants AKA ghost kitchens.

Maker Kitchens gives operators a low-risk option  for operators to begin or grow their business without the requirements of renting and building out an entire production or restaurant space. MK also provides growth opportunities for those currently working in shared kitchen facilities who need to grow and maintain their own private kitchen space.

Locations

Maker Kitchens offers private, permitted commercial kitchens for pickup and delivery-only restaurants & food and beverage vendors of all shapes and sizes. Maker Kitchens supplies all infrastructure such as hoods (9 to 14 feet), fire suppression systems, sinks, grease interceptors, heavy 3-phase power, and gas. Our operators bring in whatever specific appliances are needed to manufacture your products (oven, stove, griddle, fryer, etc). All tenants have 24/7 access to the facility.

Amenities include dry storage and affordable storage in shared walk-in coolers and freezers, retail facing fulfillment areas for customer and 3rd party pickup and efficient loading areas.

Maker Kitchens pays most utilities including water, trash, janitorial, wifi, pest control. Our tenants are responsible for just their individual gas/electric bill.

Kitchen lease terms

Maker Kitchens provides a standard one-year lease, which goes month-to-month after the first year. Longer term leases are available upon request.

Operators can reach out to a Maker Kitchens representative for a tour of a facility nearest to them. If an available kitchen meets their needs, a simple lease is reviewed and upon execution, a deposit equal to one-month’s rent is required to hold the space.

Kitchens range in size and cost. Most kitchens are between 225 and 500 square feet and range from $2,500 to $5,000 per month. To find specific kitchen costs near you, please visit our locations page to contact a rep in your area.

Maker Kitchens works with a number of equipment suppliers who can source good new and used equipment.

Permits & Applications

Permits are based on your specific use. However, in most cases, a food handlers permit, a business license and a current legal entity to conduct business is necessary. For wholesale producers, many times a PFR (Processed Food Registration) is required. Many types of operators require additional approvals. In each location, the County Department of Health is also invoiced.

Maker Kitchens provides turn-key, health department approved kitchen space. All locations are provided with a blanket health permit for the facility. Our tenants register with the County Health Department as an operator at that specific Maker Kitchens location prior to move-in. In each location, Maker Kitchens will provide the necessary documents our tenants will need for their specified Health Department submittal. We even provide consultants in many locations.
